We have an opportunity for a well-rounded, experienced Director of Asset Management whose current/recent responsibilities have included direct management of a portfolio of multi-family product. Retail experience is also of interest but is not a necessity. As a Director of Asset Management with Gables, you will be surrounded by the best in the business working as a team towards the common goal. The role works closely with the operations and investments groups, relying heavily on trust, strong personal relationships and consistently providing accurate and reliable information through sound processes and procedures. The asset management team uses solid practices in decision making and is responsible as an owner for the on-going financial performance and physical well-being of the asset. The role requires thought leadership, strategy implementation, profit maximization and loss limitation. You will build relationships with internal partners, including senior management, Operations VPs and RMs, Facilities Management and Investments team members, and on-site community managers, , as well as external parties, including joint venture partners, appraisers and lenders. You will be relied upon to provide market/submarket insight, charged with evaluating property performance, tasked with developing asset strategies and challenged with overseeing renovation projects. You will oversee the property budget process including budget guidance and analytics, review capital expenditures and manage national service contracts.   • Demonstrate full command of all aspects of the asset ranging from physical, legal and operational to understanding market and economic dynamics of regional portfolios.
  • Evaluate property performance relative to monthly/quarterly/annual forecasts, asset strategy and/or approved investment pro forma.
  • Develop business strategies for each stabilized asset semi-annually; communicate and oversee operating strategy as developed and approved therein.
  • Participate in the preparation and accuracy of the quarterly forecasting process, quarterly variance reporting, and quarterly board reporting.
  • Review and propose for Board approval capital expenditures and deferred maintenance items as identified by Facilities Management and Operations annually and as needed throughout the year.
  • Analyze, recommend and oversee execution of renovation projects as approved.
  • Manage joint venture relationships at the asset level.
  • Participate in the acquisition/development process: discuss regional/sub-market research and approve underwritten financial assumptions.
  • Interface with senior management, lenders, appraisers and third parties as needed regarding asset and/or market performance.
  • Manage and negotiate ancillary income contracts, utility contracts and/or national and regional service contracts.

Education: BS/BA is required.

Experience: Previous experience in multi-family real estate is required, generally 7 years or more. Additionally, experience with retail or mixed-use product containing both retail and multi-family residential is preferred.

  • Travel: Travel is required, including overnight trips. Individual must have the ability to travel all forms of commercial transportation as required and have the ability/access to drive a car.
  • Attendance: The position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily.
  • Licenses: A valid driver’s license and current automobile insurance is required.
