POSITION

The Assistant Property Manager works closely with the General Manager in the daily operations and financial performance of Kent Station. Kent Station is a mixed-use lifestyle center which currently totals over 300,000 SF with a separately managed 154-unit multi-family residential building. A sample of Kent Station tenants includes AMC Theatres, The Ram Restaurant and Brewery, Mama Stortini’s, Duke’s Chowder House, Coldwater Creek, Chico’s, a branch of Green River Community College and Social Security Administration. In addition, the Assistant Property Manager will provide office support for the team. This position is located at the on-site management office in Kent, Washington.
ESSENTIAL JOB FUNCTIONS
- Assists the General Manager in the day-to-day operations of the property including all phases of maintenance for buildings, grounds, and on-site equipment working directly with maintenance personnel and outside contractors.
- Manages property maintenance requirements, oversees solicitation and review of bids from contractors. Makes recommendations to the General Manager.
- Greets tenants, customers and vendors, answers phones, and provides general administrative support as needed.
- Oversee security pass down notes, keep vendor check-in logs and project key system.
- Assists with lease administration, helping ensure that tenants meet all obligations under the leases. Drafts documentation to tenants regarding tenant openings/closings, and communications regarding administrative or other matters.
- Works with Property Accountant in the preparation of monthly tenant billing to ensure accuracy of billing.
- Processes all accounts payable invoices for the project. Works closely with the property accountant to ensure invoices are coded accurately and processed timely.
- Assists General Manager with monthly reporting for each entity including variance analysis and operational narrative.
- Works with General Manager and Property Accountant to draft the annual CAM reconciliation calculations.
- Responsible for routine accounts receivable work and involves the General Manager in more challenging collection efforts.
- Assists the General Manager in developing the annual operating budgets for the project, drafts assigned portions.
- Assist the General Manager in developing the annual business plans for the project as needed.
- Primary contact for tenant complaints and issues and works directly with tenants to resolve issues. Involve General Manager in escalated or more complicated issues.
- Supports Leasing Manager in ensuring all spaces are in “show ready” condition. Provides additional marketing support as directed.

- Assumes additional responsibilities and performs special projects as needed or directed.
REQUIRED QUALIFICATIONS
Education, Training and/or Experience
Bachelor’s degree in business, real estate, finance or related field a plus.
Knowledge, Skills, Abilities and Personal Characteristics
- A minimum of 3-5 years of property management and/or related customer service experience in the retail industry.
- Commercial property management experience strongly preferred.
- Self directed, ability to multi-task and work in an open office environment and associated interruptions.
- Ability to run reports using accounting software. Knowledge of Yardi a plus.
- Strong customer service skills.
- Ability to interact professionally with tenants, vendors, other employees, lenders and ownership.
- Ability to understand and assist with the development and management of budgets.
- Ability to understand and administer lease agreements.
- High degree of initiative and solid business judgment.
- Strong analytical and problem solving abilities.
- Strong computer skills; spreadsheet and word processing software capabilities.
- Able to organize work, engage in a variety of tasks simultaneously and consistently meet deadlines.
- Strong written and verbal skills including ability to deliver well written reports and business correspondence.
- Ability to read, write and speak English.
- Must have a reliable car, valid Washington State driver’s license and a clean driving record. Occasional travel between the Kent, Seattle and Sumner offices will be required.
Certifications, Licenses, registrations
Work toward professional designation(s) a plus.
