Job Description

Essential Duties and Responsibilities:
Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.

Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.

Constantly be aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions; e.g., broken steps, open holes, broken/burned out exterior lights.

Inspects and maintains all tools in excellent condition.

Be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.

Performs work area clean-up and safety related duties.

Ensures that storage areas always remain locked when not in use.

Diagnose and perform routine maintenance repair as directed by Lead Maintenance Technician and Manager which may include the following: Gas fixtures and appliances (where applicable) Door locks, window locks Ceiling leaks A/C and heating systems Stairs, gates, fences, patios, railings Ceiling fans

Interior/exterior lights

Appliances

Walls, tile, carpet, flooring

Controlled access systems (where applicable)

Shutters, doors, cabinets, windows, sliding glass doors

Electrical and plumbing (including water lines)

May cut lumber and/or other materials to size using hand or portable power tools.

May nail and screw new framework, sheathing, and trim in place.

May fill cracks and other defects in plaster with patching plaster, using trowel.

May sand plaster patch after drying to match existing surface.

Paint interior and exterior surfaces to specified color and texture

Replace or install new electrical fixtures, plumbing hardware, windows and doors.

Replace light bulbs.

May coordinate with and monitor contractors and sub-contractors for repairs and to ensure

Repairs are made in compliance with the Washington State Landlord Tenant Act.

Cleans and polish light fixtures. Cleans and vacuums rugs and carpets, hallways, lobbies, and stairs.

Washes walls, ceiling, woodwork, windows, door panels, and sill.

Transports trash and waste into disposal area.

Replenishes supplies.

May sweep, scrub, wax, and polish floors using brooms and mops and power scrubbing and waxing machines.

May cut and trim grass, and shovel snow, using power equipment or hand tools.

May deliver messages.

May transport small equipment and tools between departments.

May set up tables and chairs, as required.

May participate in preparing and grading terrain, applying, fertilizer, seeding and sodding lawns, transplanting shrubs and plants, using manual and power operated equipment.

Plants new and repairs established lawns, using seed mixtures and fertilizers recommended for particular soil type and lawn location.

Details property on a regular basis. Cleans and rakes shrub areas; shovels mud when necessary. Use blower to keep sidewalks and walking areas clear of loose grass and brush. Removes litter, debris, cigarette butts and pet droppings from the grounds.

Sprays trees and shrubs, and applies supplemental liquid and dry nutrients to lawn, trees and/or shrubs.

Performs routine maintenance on all appliances, fixtures, building interior and exterior, play areas and equipment particular to the building as required.

Other duties as assigned.

Qualifications and Experience :
Three (3) years of verifiable minor home repair and general maintenance experience to include experience in electrical, plumbing, carpentry, and landscaping.

Own small hand tools.

Be Bondable

Have a valid Washington State Driver’s License or be able to obtain prior to employment

Have current auto insurance and reliable personal transportation.

The incumbent must successfully pass a criminal history background check.

Required to live on site.
