Live On-Site Maintenance Supervisor

Job Description

Our client, a local established apartment property management firm has an immediate need for an experienced Live On-Site Maintenance Supervisor.

Compensation is $14 to $15 per hour plus afree1 or 2 bedroom apartment. NO PETS allowed.

Responsibilities to include:

Responsible for maintaining a 200 unit complex, including all common areas & maintenance shop to ensure a clean & safe living/working environment. Maintain a professional relationship with management, co-workers, & tenants, at all times. Completing work orders within 24 hour time frame to tenant & management’s satisfaction. Reporting any infractions to management in a timely fashion.
Duties and Responsibilities:

• Perform minor electrical and plumbing repairs as needed. Professionals may be called if necessary.
• Replace screens, disposals, fixtures, appliances, draperies, blinds, locks, and such items.
• Paint interiors of apartments.
• Carpentry work such as fitting doors, adjusting windows, floors, shelving, and related activities.
• Perform scheduled maintenance of all equipment based on the manufacturers’ recommendations and operating manuals.
• Assist in custodial work, if necessary.
• Keep track of inventory and stock so as not to be short when an item is needed.
• Make sure apartments are move-in ready for new tenants prior to occupancy.
• Keep accurate records regarding maintenance work orders.
• Periodically inspect buildings, units and grounds for maintenance and upkeep requirements.
• Water and gas meter shut-offs, and sewer clean-outs. Keep maps of locations for employees.
• Maintain security of equipment and storage areas.
• Keep updated on knowledge of suppliers and vendors.
• Assist in grounds-keeping duties or other areas as needed.

Required Skills:

• Plumbing, electrical & hot water tank experience
• HVAC & pool experience
• Painting, drywall and basic troubleshooting skills
• Preventive maintenance by regularly inspecting grounds, buildings, equipment & appliances.
• Knowledge of safety rules
• Able to apply common sense in any given situation
• Able to work with and communicate to leasing agents, managers, and other maintenance technicians.
• Compensation to be determined based upon previous experience and level of skill. Apartment is free with employment
• Previous Maintenance experience with Multi-Family is preferred
• HVAC and EPA certified is required
• Company will assist with CPO certification
• Emergency on-call is required.
• Valid Driver’s License, automobile and insurance is required
• Must be able to pass a drug and background check.
